Is Cypress a good place to buy near JFTB Los Alamitos?

Short answer

Cypress is the practical Orange County answer for a JFTB or weapons-station household: a 1960s–1970s tract city directly behind Los Alamitos, ten to fifteen minutes from either gate on surface streets or the 605, with a price band below Los Alamitos and Seal Beach because the schools are Cypress elementaries feeding Anaheim Union high schools rather than Los Alamitos Unified. The houses are single-story and two-story tract stock on modest lots, there is a townhome inventory for junior buyers, no Mello-Roos, and the appraisal is a tract appraisal. Full entitlement usually makes a house here a no-down-payment loan.

Cypress is the tract city on the other side of the 605 from Los Alamitos — the same 1960s–1970s Orange County suburb, a few minutes farther from the gates, at a price that reflects a different school district. For a Guard, Reserve or weapons-station family that wants a house on the Orange County side without paying the Los Alamitos Unified premium, it is the first place to look.

Who lives here and why

JFTB and weapons-station households, Long Beach VA Medical Center staff, Cypress College faculty, and the Orange County families who filled these tracts when they were built and their children who bought back in. The draw is a single-family house with a yard at the middle of the Orange County price band, ten minutes from two stations; the trade is a school district that is respected but is not the one next door, and a city with more traffic on Katella than its size suggests.

The commute

Katella Avenue and Lincoln Avenue reach the JFTB in about ten minutes; Seal Beach Boulevard or the 405 reach the weapons station in fifteen. Long Beach is twenty minutes on the 605 and 405, the Coast Guard base thirty-five, Los Angeles AFB an hour and not a daily choice. The 91 and 605 make a spouse's commute to north Orange County or the San Gabriel Valley workable.

Housing stock and what the appraiser sees

The houses are 1960s–1970s tract houses on slabs, one and two stories, three to five bedrooms, with the tract list: pre-1978 paint on peeling trim, galvanized supply lines near the end of their life, original electrical panels, roofs at end of life, and the additions and converted garages that Orange County tracts accumulate, permitted or not. The townhome and condo projects along the corridors are attached stock and need VA project approval, which the condo answer walks. There is no Mello-Roos, no hillside, and no coastal zone; a termite clearance is standard practice on a California VA purchase. It is one of the easier appraisals near any Los Angeles station.
