Is Lakewood a good place to buy near the Los Angeles duty stations?

Short answer
Lakewood is the most predictable purchase near the Los Angeles stations: a 1950s planned suburb of nearly identical three-bedroom tract houses on small lots, laid out on a grid north of Long Beach, twenty minutes from Terminal Island on the 710 and from Los Alamitos on the 605. It is a family city with Long Beach Unified schools in the core and ABC and Bellflower Unified at the edges, a price band below Torrance and the beach cities, almost no condos, and no Mello-Roos. The VA appraisal here is a 1950s-tract appraisal — paint, galvanized plumbing, roofs, additions — and a full-entitlement buyer can usually do it with nothing down.

Lakewood was built in three years in the early 1950s as one of the first mass-produced suburbs in the country, and it still looks like it: a grid of three-bedroom houses with the same floor plans, the same lots and the same garages, wrapped around a mall that was once the largest in the world. For a military family that is a feature. There are no surprises in a Lakewood house, the schools are known, the commute is a straight freeway, and the price band is the middle of this market rather than the top.
Who lives here and why
Coast Guard and Los Alamitos households who want a house with a yard on a single income or a modest dual income, Long Beach Unified families who priced out of the east side, and generations of Lakewood natives. The draw is predictability and space for the money — a real single-family house, a garage, a yard — in a city that has kept its streets and parks up. The trade is that the houses are small by current standards, the lots are small, and everything is a drive.
The commute
The 605 runs along Lakewood's east edge straight to the 22 and Los Alamitos, fifteen to twenty minutes; the 710 takes the west side to Terminal Island in about twenty; Seal Beach is twenty minutes on the 605 and 405. Los Angeles AFB is forty minutes or more across the 405 and not a daily commute most families choose. The Long Beach VA Medical Center is fifteen minutes south.
Housing stock and what the appraiser sees
Nearly every house is a 1950s tract house, and the appraisal finds what 1950s tracts have: pre-1978 paint on peeling trim, galvanized supply lines that are near or past their life, original electrical panels of the brands lenders ask about, roofs at end of life, and additions — a bedroom off the back, a converted garage — that may or may not have permits. A permitted addition is fine; an unpermitted one gets noted and may not count. Foundations are slabs and stable, there are no hillsides, and there is no Mello-Roos or HOA on the tracts. A termite clearance is standard practice on a California VA purchase. It is one of the easier appraisals near any Los Angeles station.

Lakewood prices are where a full-entitlement, no-loan-limit purchase with nothing down is an ordinary file rather than a large-loan one.
