Garden Grove is the Orange County equivalent of Carson and North Long Beach: the most attainable single-family city near the Orange County stations, twenty minutes from the JFTB and the weapons station on the 22, with 1950s–1960s tract houses, Garden Grove Unified schools, no Mello-Roos and a townhome inventory for junior buyers. It is where a single-income or junior enlisted household on the Los Angeles allowance buys a house rather than a condo on the Orange County side, and the trade is older systems, busier streets and a longer commute than Cypress or Los Alamitos. A full-entitlement buyer can usually do it with nothing down.

Garden Grove is inland Orange County on the 22, a city of 1950s–1960s tracts that has never been fashionable and has never needed to be: it is where Orange County's working households buy their first house, home to Little Saigon's eastern half and a large Korean and Latino community, and twenty minutes from both Orange County stations. For a military family on the Los Angeles allowance it is the place on this side of the county line where a house, not a condo, is the ordinary purchase.

JFTB and weapons-station enlisted households, Long Beach VA Medical Center staff, and the families who have made Garden Grove one of the most diverse cities in the county. The draw is a single-family house with a yard at the lowest Orange County price band in this guide; the trade is older housing with older systems, busy arterials, and a commute that is twenty minutes rather than five.
The commute
The 22 runs west to the 605 and the JFTB in about twenty minutes and to the 405 and the weapons station in twenty to twenty-five. Long Beach is thirty minutes, the Coast Guard base forty-five, Los Angeles AFB more than an hour and not a daily choice. The 22, 5 and 57 make Anaheim, Santa Ana and Irvine reachable for a spouse.
Housing stock and what the appraiser sees
The houses are 1950s–1960s tract houses on slabs, three and four bedrooms on modest lots, with the full tract list: pre-1978 paint on peeling trim, galvanized supply lines at or past their life, original electrical panels of the brands lenders ask about, roofs at end of life, and the back additions and garage conversions that a city of older tracts accumulates — permitted ones are fine, unpermitted ones get noted and may not count. The townhome and condo projects along Garden Grove Boulevard and the corridors need VA project approval, which the condo answer walks. There is no Mello-Roos, no hillside and no coastal zone; a termite clearance is standard practice on a California VA purchase.
