Los Alamitos is the city around the Joint Forces Training Base, and Rossmoor is the unincorporated 1950s ranch-house tract next to it; together they are a small, established market where families pay a premium for Los Alamitos Unified, one of the most sought-after districts in Orange County, and live five minutes from the JFTB and Seal Beach gates. Inventory is thin, the houses are 1950s–1960s single-story ranches on decent lots, there are few condos, and no Mello-Roos. The VA purchase is a tract appraisal with a price that makes full entitlement matter, and it is the answer for a Guard, Reserve or weapons-station household with a senior or dual-income budget.

Los Alamitos is a city of about a square mile and a half around the Joint Forces Training Base, and Rossmoor is the 1950s tract of single-story ranch houses on its west side that was never incorporated and never needed to be. Together they are the Orange County neighborhood nearest two of the Los Angeles stations, and the reason a family pays to be here is written on the school district's sign. It is a small, stable, expensive-for-what-it-is market, and it is where senior Guard and Reserve households and weapons-station officers buy.
Who lives here and why
Full-time Guard and Reserve staff at the JFTB, Naval Weapons Station Seal Beach officers and civilians, Long Beach VA Medical Center physicians, and Orange County families who chose Los Alamitos Unified over a larger house elsewhere. The draw is the district and the five-minute commute; the trade is a thin market where a good house draws several offers, and a price band that a junior enlisted household on the Los Angeles allowance does not reach without a second income.
The commute
The JFTB gate is five minutes from any address; the weapons station is five to ten down Seal Beach Boulevard. Long Beach is twenty minutes on the 605 and 405, the Coast Guard base thirty, Los Angeles AFB an hour and not a daily choice. The 22, 405 and 605 all meet here, which makes a spouse's Orange County commute easy.
Housing stock and what the appraiser sees
Rossmoor's ranch houses are 1950s–1960s slab-on-grade single-story stock, many expanded with second stories and back additions over the decades — the permit history matters, and an unpermitted addition gets noted and may not count in value. The tract list applies: pre-1978 paint, galvanized supply lines, original electrical panels, roofs at end of life. Los Alamitos proper has the same 1950s–1960s houses plus a few townhome projects that need VA project approval, which the condo answer walks. The JFTB's airfield puts helicopter and fixed-wing traffic over the neighborhood, an external influence the appraiser records. A termite clearance is standard practice on a California VA purchase. There is no Mello-Roos; Rossmoor's community services district adds a small line for its parks.
The loan angle
