Is Redondo Beach a good place to buy near Los Angeles AFB?

Short answer

Redondo Beach is the beach city that Los Angeles AFB families can actually buy in — ten to fifteen minutes up Aviation Boulevard — because so much of its housing is attached: townhomes and condos make up the bulk of what sells under the beach-block band, and North Redondo's 1950s tracts are where families buy houses. Redondo Beach Unified schools are the reason to pay the premium over Torrance. The VA purchase is a condo-approval question on most of the inventory and a large-loan question on the houses, and full entitlement is what makes either a no-down-payment loan.

Redondo Beach is two cities: North Redondo, a 1950s tract neighborhood east of the beach where families live and the schools are the point, and South Redondo, the pier, the harbor and the beach blocks. For a Los Angeles AFB household it is the closest beach city with inventory that is not a fantasy, and the reason is the townhome. Two-on-a-lot and three-on-a-lot townhomes replaced a large share of the original houses over thirty years, and they are what most Air Force Base buyers reach.

Who lives here and why

Los Angeles AFB officers and civilians who want to live near the beach and near the base at the same time, aerospace households from the El Segundo corridor, and South Bay families who chose Redondo Beach Unified over Torrance. The draw is the combination — the commute is ten minutes, the beach is a bike ride, the schools are good — and the trade is paying beach-city prices for attached housing on a small lot, with an HOA and a shared wall.

The commute

Aviation Boulevard runs from North Redondo straight to the base in ten to fifteen minutes; the 405 does the same from the east side. The Coast Guard base is the other direction — the 405 to the 110 south, thirty to forty minutes — and not a daily commute most families choose. Torrance is ten minutes east, Manhattan Beach ten north.

Housing stock and what the appraiser sees

The townhomes are 1980s–2010s construction with few property-condition surprises but one gating item: VA requires the project to be approved, and the small two- and three-unit projects that dominate Redondo Beach are often not on the approved list, which means an approval request that takes weeks a seller may not give you. The condo answer walks the process; check the project before you write. North Redondo's remaining 1950s houses carry the tract list — pre-1978 paint, galvanized plumbing, original panels, additions — and the beach blocks and the Riviera are the top of the market with hillside and coastal-bluff questions on some lots. Coastal hazard insurance is ordinary here; the appraisal is not the problem, the price is.

The loan angle
