Is Torrance a good place to buy near Los Angeles AFB or the Coast Guard base?

Short answer

Torrance is the middle of the Los Angeles County side of this guide in every sense: twenty minutes from Los Angeles AFB up the 405 and twenty from the Coast Guard base down the 110, a family city of 1950s–1970s tracts with Torrance Unified schools that households move here for, and a price band above Lakewood and Carson but below the beach cities. West and South Torrance carry a premium for the schools and the distance from the refinery; central and north Torrance are more attainable. It is the answer for a Los Angeles AFB or Coast Guard family with two incomes or a senior budget who wants a house rather than a condo, and full entitlement is what makes the house a no-down-payment loan.

Torrance is the South Bay's largest city and its most ordinary in the best sense: a grid of 1950s–1970s tract neighborhoods, a well-regarded school district, the aerospace and automotive employers that built it, and a location that puts both Los Angeles AFB and the Coast Guard base twenty minutes away in opposite directions. For a household with one member at each, or one at a station and one at an aerospace employer, it is the neighborhood that splits the difference.

Who lives here and why

Los Angeles AFB officers and civilians, Coast Guard families who wanted Torrance Unified, aerospace engineers from the El Segundo corridor, and a large established Japanese-American community that gives the city its restaurants and its Little Tokyo of the South Bay. The draw is the schools and the stability — Torrance is where South Bay families go when they cannot pay for Manhattan or Redondo and will not compromise on the district. The trade is that the premium for West and South Torrance is real, the houses are 1950s–1960s tract stock, and north Torrance sits beside a refinery.

The commute

Hawthorne Boulevard and the 405 reach Los Angeles AFB in fifteen to twenty minutes from most of the city; the 110 reaches Terminal Island in twenty. Redondo and the beach are ten minutes west, and Long Beach is twenty-five east on PCH or the 405. Los Alamitos and Seal Beach are forty minutes and not a daily choice.

Housing stock and what the appraiser sees

Old Torrance around Torrance Boulevard is 1920s–1940s bungalows with the old-house list: pre-1978 paint, original wiring and plumbing, raised foundations. The rest of the city is 1950s–1970s tracts on slabs with galvanized supply lines, original panels, aging roofs and the additions and converted garages that every South Bay tract has, permitted or not. Townhome and condo projects line the major corridors and are what junior buyers reach; VA requires the project's approval, which the condo answer walks. Hollywood Riviera on the hill above PCH is the top of the market and a hillside appraisal. North Torrance's refinery is an external influence the appraiser notes. A termite clearance is standard practice on a California VA purchase.
